Summary

The HOA follows its own deed restrictions on its own land.

The bill requires a homeowners' association to maintain and regulate its own common areas by the same rules its deed restrictions impose on owners for similar areas on their own lots. It touches property owners' associations and the homeowners who live under them. If an association breaks this rule, an owner can sue for a court order plus court costs and attorney's fees, starting September 1, 2025.
