Summary

The clause ends with the lease. Misuse costs one month’s rent plus fees.

The bill says any lease clause letting a landlord, manager or agent use a tenant's name or likeness, or that of a dependent living with the tenant, for commercial purposes must let the tenant opt out and only lasts during the lease term. A clause that breaks these rules is void. A tenant whose name or likeness is used under a bad clause can recover one month's rent, a court order and attorney's fees, for leases signed or renewed on or after September 1, 2025.
