Summary

Miss the window, no fine.

The bill gives a homeowners' association 180 days from the date a rule violation happens to send the required violation notice, and if it misses that window it cannot fine the owner for that violation. It also says a fine for a repeat violation must be levied within 180 days of the first violation or 30 days after notice, whichever is later. This touches property owners' associations and the homeowners they fine, and it puts a clock on HOA enforcement starting September 1, 2025.
